When you picture renting out your property to tourists, you think about beautiful photos, five-star reviews, and, of course, the profitability at the end of the month. You definitely aren’t dreaming about paperwork.
But at Monte Rentals, we know that to get to the fun part (the income), you first need to have the foundations in place. And in Portugal, that foundation has a slightly technical but very important name: the Caderneta Predial.
If that sounds confusing, or if you simply dread dealing with bureaucracy, don’t worry. Today we’re explaining what it is, why it is vital for your future vacation rental, and how to get it without losing your mind.
What exactly is the Caderneta Predial?
To put it simply: it is your house’s ID card.
It is an official document issued by the Autoridade Tributária (Finanças) that certifies the fiscal situation of your property. It lists everything the State needs to know about your home:
- Who the legitimate owner is (you).
- Where exactly it is located.
- Its characteristics (areas, number of rooms, if it has a garage, etc.).
- And a key figure: the VPT (Valor Patrimonial Tributário), which is the value the Tax Authority assigns to your house and upon which taxes like IMI are calculated.
Note: This is not the same as the Deed (Escritura) or the Land Registry (Registo Predial). The Caderneta is purely fiscal, but it is essential.
Why do I need it to rent my house with Monte Rentals?
If your goal is vacation rental, you need to obtain an Alojamento Local (AL) license. Without this license, you cannot legally list your house on platforms like Airbnb or Booking.
This is where the Caderneta Predial comes in. It is one of the mandatory documents required to register your activity. The authorities need to verify:
- That the house belongs to you (or that you have permission to explore it).
- That the property is registered as “Housing” (Habitação) and not as an office or warehouse.
If your Caderneta Predial is not updated or contains errors (for example, if you renovated and added a pool that doesn’t appear on the papers), your tourism license could be denied. It’s that simple!
How to get your Caderneta Predial (The Express Version)
The good news amidst all this bureaucracy is that obtaining this document is free and can be done from your sofa if you have your access codes to the Portal das Finanças:
- Log in to the Portal das Finanças website.
- Search for the ‘Serviços Tributários’ section.
- Click on ‘Cidadãos’ > ‘Consultar’ > ‘Imóveis’ > ‘Património Predial’.
- There you will see your list of properties. Select the one you want and click on “Caderneta”.
- A PDF will download. Done!
Pro tip: This document is valid for 12 months, so make sure you always have the most recent version.
